New record surpassing $1Billion of sales in a single month

THE AGENCY SETS NEW RECORD SURPASSING $1 BILLION OF SALES IN A SINGLE MONTH FOR NOVEMBER

National real estate company The Agency Group Australia (ASX: AU1) (“The Agency” or “the Company”)
advises that it has exceeded $1 billion in residential property sales for the month of November 2025, marking
the strongest monthly sales figure in the Company’s history.

While the $1 billion milestone is a significant and positive headline number, it also reflects the increasing
contribution of the combined national business, with the Company benefiting from improved agent
productivity, an expanded national footprint, and strengthening performance across several growth markets.

Executive Chairman, Andrew Jensen, said:

“Achieving more than $1 billion in sales in a single month demonstrates the strength and momentum of our
platform. What is particularly pleasing is that this result has been delivered with some markets still in the early
stages of growth, and others operating in constrained listing environments. It shows the capability of the
combined group to consistently lift performance.”

The November performance was underpinned by:

    •   A highly active prestige market in Sydney, which continues to support strong sales values;

    •   Growth contributions from emerging markets, including Victoria and Queensland;

    •   Productivity gains from existing agents, supported by The Agency’s national model and technology
        platform; and

    •   Solid year-on-year growth in Western Australia, despite historically low listing volumes.

The Company generated an estimated Gross Commission Income (GCI) of approximately $16.6 million for the
month, exceeding October’s previous record GCI of roughly $15 million.

The Agency continues to attract experienced real estate professionals nationwide, with recruitment and
retention initiatives further strengthening the platform’s capacity for sustained listing and sales activity.

The Company looks forward to reporting the December 2025 quarter results and the half year interim financial
results in late January 2026.
